POSITION OVERVIEW

Meybohm Commercial is seeking an Investment Analyst to join the Capital Markets team and serve as a foundational contributor to the firm’s acquisition, disposition, and asset management activities. This entry-level role is designed for recent graduates or early-career professionals who are analytically rigorous, detail-oriented, and eager to develop a career in institutional-caliber commercial real estate.

The Analyst will be responsible for building and maintaining financial models, conducting market research, preparing investment memoranda, and supporting senior team members across all phases of deal execution. This role offers direct exposure to live transactions spanning retail, multifamily, industrial, and development.

FINANCIAL ANALYSIS & UNDERWRITING

• Build and maintain discounted cash flow, direct capitalization, and development pro forma models in Excel following Meybohm’s modeling standards (blue inputs, black formulas, green cross-references; Base/Upside/Downside scenarios)

• Perform sensitivity and scenario analysis on acquisitions, dispositions, and recapitalizations

• Prepare rent rolls, operating statement analyses, and NOI bridge schedules for active deal evaluation

• Assist in structuring syndication waterfalls including preferred returns, return of capital, and promote calculations

MARKET RESEARCH & DUE DILIGENCE

• Compile submarket research on vacancy, absorption, rent growth, supply pipeline, and demographic trends using CoStar, census data, and proprietary sources

• Gather and organize comparable sales and lease data for use in underwriting, client presentations, and broker opinions of value

• Support due diligence execution including lease abstracting, title/survey coordination, environmental and property condition report review, and estoppel management

• Conduct variance analysis on portfolio assets and provide commentary on key performance drivers

INVESTOR REPORTING & MATERIALS

• Prepare quarterly and annual asset-level performance reports for internal and external stakeholders

• Draft sections of investment committee memoranda, offering memorandums, and investor presentations

• Maintain deal pipeline tracking in ClickUp and ensure organized documentation across all active transactions

• Assist in the preparation of capital call notices, distribution summaries, and investor correspondence

QUALIFICATIONS

• Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or a related field

• 0–2 years of professional experience in commercial real estate, investment banking, private equity, or financial analysis

• Advanced proficiency in Microsoft Excel including financial modeling, pivot tables, and data analysis

• Strong analytical reasoning, attention to detail, and ability to work independently under deadlines

• Excellent written and verbal communication skills with the ability to present complex information clearly

• Intellectual curiosity and a strong work ethic in a fast-paced, entrepreneurial environment

PREFERRED QUALIFICATIONS

• Experience with Argus Enterprise, CoStar, or Yardi Voyager

• Familiarity with commercial real estate capital markets, debt structures, and partnership economics

• Georgia real estate license or willingness to obtain within 12 months

• Prior internship or project experience in CRE investment, development, or brokerage
